The Top Three Causes of Commercial Roof Damage

Commercial roofing systems are built to last. After all, they will be protecting expensive equipment, indispensable employees or valued tenants. However, this does not mean that they are completely indestructible. Over the course of a commercial roof’s life, there are circumstances that will inevitably lead to needed repairs. Understanding what necessitates these repairs in the first place is something that any building owner or property manager should know.

Faulty Flashing

Without a doubt, leaks are the most common issue that roofs face, irrespective of whether it’s commercial or residential. In the vast majority of cases, faulty or failing flashing is the root cause. Flashing is installed in the vulnerable areas of your commercial roof, such as around vents and corners, to guard against water intrusion. To guard against leaks, be sure to have your flashing inspected regularly by a professional.

Ponding

A lot of commercial roofs are flat due to the fact that flat roofs are more cost-effective compared to pitched roofs. However, this does make them prone to ponding. Ponding is when water pools due to poor drainage. Luckily, this is easily solved by checking your drains for clogs. If the problem persists, contact your roofing contractor right away.

Punctures

Punctures sometimes occur during routine maintenance when there is a lot of foot traffic on your roof. These small scrapes and cuts, while seemingly harmless, can cause leaks if left unchecked. If you notice any punctures on your commercial roof, no matter how small, be sure to seal them immediately, with expansion and contraction in mind.
