3 Ways to Tell Your Roof Needs Replacing

As the snow melts away, you may begin to notice signs of wear and tear on your roof. Making sure your home is structurally sound is important to your safety, and your roof is the first line of defense you have against the elements. Here are some signs that your roof is in need of replacement.

Age

No matter how good it looks, age plays a big part in your roof’s functionality. As your roof begins to approach the 20 year mark, making sure you keep up with inspections is crucial to making sure your roof doesn’t fail. If your roof is approaching its second decade, begin making plans to have it replaced.

Shingle Problems

Different levels of shingle problems can mean different timelines for necessary replacement. Clawed and cupped (curling in the middle and along the edges) shingles can lead to leaks and damage to the rest of your home. Curled shingles indicate that you have around one year before you will require a brand new roof.  If your shingles are beginning to crack, your roof has probably suffered from extensive wind damage. Isolated cracks can be repaired, but if it has extended throughout your roof, you will need to replace it within three years. Missing shingles can be patched, but once many are missing, it makes more sense to replace the entire unit. Loose granules showing up in your gutter and downspouts after 10-15 years can mean that your roof is halfway through its lifespan, but may indicate a bigger problem.

Noticeable Sagging

If your roof is starting to sag, your roof is beginning to fail and prone to structural damage. This is an indication that you should replace your roof immediately. Contact a roofing contractor to have the roof professionally assessed to figure out an exact timeframe for replacement.
