3 Qualities to Look for in a Roofing Company

Before you have roof damage repaired or replaced, you need to do research to make sure you are hiring the right contractor. Besides protecting your property from the elements, repairing your roof is a major expense and you don’t want to regret the work you have done or the money you have put into your home. While looking for a roofing contractor to take on your project, look for the following qualities:

Licenses & Insurance Coverage

Massachusetts law requires that a permit applied for by Licensed Construction Supervisor (CSL) is onsite for every construction project, and that the supervisor is also enrolled in the state Home Improvement Contractor (HIC) program. Prior to signing on the dotted line, make sure the company you choose has a valid license by verifying with your state agency. You will also be able to view any complaints against the company and how they were resolved when verifying their license. In addition to making sure your contractor is licensed, you should make sure the employees working on your project  are fully trained. Having a fully licensed team reduces the chance of injury and ensures that your roof will last for years to come.

Your contractor also must carry worker’s compensation and liability insurance with ample coverages to protect you against anything that may happen while they are working on your home. Liability insurance covers any damage to your property during construction, beit a broken window or damaged driveway. Worker’s compensation insurance will cover the roofers working on your home. If an employee is injured onsite while working on your home and your contractor does not have enough worker’s comp insurance, you may take on the responsibility of paying for their medical expenses.

History & References

Check to see how long your roofing contractor has been in business. A contractor with a long list of projects and a proven history of performing high-quality work will be able to perform your project in a timely manner and without mistakes. A newer contractor may be able to provide a lower price but may lack the training necessary to replace your roof without error. Look around online or ask around the community for reviews of contractors or ask the company to provide references so you know your project is in the right hands. Make sure the references provided answer the important questions: timeliness, quality of work, budget, reliability and customer satisfaction. If available, ask the contractor to provide photos of previous projects so you have a visual representation of their work.

Agreed-Upon Plan in a Written Contract

Before the work can begin, make sure there is a signed, written contract that both parties have agreed on in place, covering a full description of the work to be performed and a breakdown of the financial aspects of the project. In a separate document, make sure there is a work plan in place covering the materials to be used on your roof, the time the project will take and the schedule your contractor is planning on using. This will prevent surprises and keep everyone on the same page.
